Eight home interiors where mezzanines maximise usable space

Guest suites cluster around an expansive living area at this California mansion, which Kovac Design Studio designed to emulate a boutique hotel. Friedman Benda (New York/Los Angeles) will be presenting a group exhibition that highlights LA-based design practices, while Moderne Gallery (Philadelphia) will showcase rare and important works by George Nakashima. Celebrating the immense influence and contribution of Southern California to the design landscape, the debut will feature a series of exhibitions from leading galleries across the globe.

The house employs an array of sustainable materials, including high fly ash content concrete, Forest Stewardship Council (FSC) certified woods, reclaimed wood flooring, non-VOC paints, recycled glass tile, formaldehyde-free plywood, Energy Star appliances, and low-flow plumbing fixtures. "Each [suite] also includes its own bath with indoor/outdoor shower, mini-fridge, and bar so guests can enjoy a drink without going to the main house whenever a private escape is wanted," said the architects. "The overhang, ideal for providing shade on hot desert days, connects the main living space to six surrounding casitas, ideal for guests, and casts a pattern of delicate shadows that changes with the day’s spectrum of light," said Kovac Design Studio. Metal architectural drapery surrounds the lounge and bar, its rings catching grazes of light that mimic the shadows of the overhang outside. However, what truly makes this space outstanding is the suspended theater above the bar that boasts a motorized, movable wall that doubles as a movie screen. When open, it becomes the perfect place for a live band to play during parties, the screen opens for the entire home to enjoy.

Downstairs, there’s a generous gym with adjacent massage studio and locker room. But the main event is a six-bed, walnut-paneled bunk room, beloved by Feldman’s nine-year-old son but also fun for adult slumber parties. (Every bunk is outfitted with a charging port, a reading light, and a beverage shelf.) “It can be juice boxes or rosé in the fridge down there,” says Feldman, depending on the age of the guests in residence. The five-part ensemble is tied together by the 5,000-square-foot sunshade, made of panels of an off-the-shelf aluminum foam product originally developed as an acoustic material. “We hoped initially to do a canopy modeled on a cholla cactus skeleton,” Kovac says.

The first-ever Design Miami LA will be held at the 1938 Holmby Hills estate, a historic private home designed by renowned architect Paul R. Williams. The expansive 30,000sqft estate was the former residence of late fashion designer Max Azria. The 10-by-17-foot screen in the upstairs media room is really a motorized wall, which swings out to reveal a balcony awaiting a DJ and the generous surface for projecting films. Feldman is as likely to have basketball or Ultimate Fighting Championship bouts playing as he is to be screening French cinema classics, making this the desert’s most fabulous sports bar.

Located in La Quinta’s fabled Madison Club, this vacation home was designed as an interpretation of a boutique hotel for a sophisticated client who loves to entertain family and friends when in town. He sought to take maximum advantage of the dramatic desert views and, through the home’s interior design, pay homage to the Golden Hollywood era of nearby Palm Springs. These factors along with his love for indoor/outdoor living served as driving forces behind the project’s design and articula­tion.

We replaced an awkward 1990’s addition, incongruent with the original Lautner residence, with anew indoor swimming pool that was designed tobe largely indistinguishable toLautner’s building.

“The real catalyst for redoing the home was Jamie’s desire tohave a25-meter indoor pool,” explains architect Michael Kovac of Los Angeles–based Kovac Design Studio, the firm entrusted with the commission. Conceived as afamily legacy home tobe passed down from generation togeneration, this dramatic beach house borrows its expressive formal qualities from the crashing surf and shifting dunes. Asensually curved roofscape harbors the complex program mandated bythe clients.

Walking across the steps that bisect the water element, one enters the main living space and is immediately welcomed by a dramatic view of the surrounding mountains. "Inspired by the concept of a boutique hotel, the project sought to take maximum advantage of the dramatic desert views and, through its interior design, pay homage to the Golden Hollywood era of nearby Palm Springs," said Kovac Design Studio, an architecture firm based in Los Angeles. Just down the hall, an entertainment room with six custom built-in bunk beds and a large sectional provide additional space where family and guests can relax and sleep, with a smaller garden terrace just outside. To get to each of the six casitas surrounding the main home, one passes through outdoor open-air hallways, bathed in the soft light from the canopy above. Each “casita” has its own bathroom, coffeemaker, and mini fridge, as well as an outdoor shower; Feldman had fun stocking them with his favorite products, from oat milk to Fever Tree co*cktail mixers.
